REFINISHING HARDWOOD FLOOR PROCESS

Refinishing Hardwood Floor. "New wood floor"

It really depends on the shape of your existing hard wood floor and the type of hardwood floor you have installed in your house or apartment,lets start talking about installing a new hardwood floor red oak and we will finish it.

- Using a professional floor sander "we use the best one,the galaxy sander machine" using the floor sander with 36 grit sand paper we run the machine on entirely hardwood floor for the first time.When we finish it we change the sand paper to grit 80 and run it again.For last we change it to grit 120 sand paper

On all edges that our big machine can't get we use the edger sender with a 60,80 and 120 grit sand paper.We also use a hand scraper to scrape spots that we can't do with the machines and we also we use it on steps and risers.

Now it's time to work with a professional buffer and for this work we will use a screen grit 80 and 100. When we finish to buffer all hardwood floors we will vacuum and clean all hardwood floor,this part is really important,if you leave any wood floor dust or anything it will be coverd by the layers of staining and polyurethane oil based or water based.

After we have the entirely hardwood floor cleaned and vacunned it's time to seal you new hardwood floor,we apply the sealer on all your wood floors and after 45 minutes it will be dried.

Now it's time to buffer your floors again,but this time we will use a buffer screem grit 150.When we are finished with this,we will clean the hardwood floor again and we will apply the fisrt coat of sealer and wait to dry.

Now is time to choose water based or oil based polyurethne,we will follow with the oil based polyurethane and if we aplly our first coat of oil based,we will need to wait about 15 hours or untill all hardwood floor is dried. For the the second coat we will repeat the buffing process and clean the floors again so we can apply our second coat of polyurethane. When the woodfloor is drie, again we will aply our last and third coat of oil based polyurethane on your hardwood floor,then we need to wait more 24 hours so the floors is complited dried and we can move all your stuff and furniture back on.

For many years we have been doing refinishing hardwood floor,and we can tell you that, if you apply 1 coat of sealer and 2 coats of oil based polyuretane your floors will be very well sanded and finished too.You will have a very nice hardwood floor

This sanding work that we have talked about above is when you have the time to get it done,because it will take about 4 days to have all work complitted like we have described.

What we have done also is doing the same work but steady of oil based polyurethane we can do all this refinishing hardwood floor with Water Based Polyurethane, what will change is the amout of coats we will have to apply. To get good results with the water based polyurethane ,we will have to aplly around 4 to 5 coats of water based,but this is been used a lot nowadays,water based polyurethane has no smell at all,it takes about 30 to 45 minutes to drie between coats.,it means that we can have most of the refinishing hardwood floor done in one single day.

It helps also when you have furniture inside of the house or apartment and you don't know where you can place it. We can move all the furniture out of one or two rooms and have that space all sanded and finished and when we end with that we can move the furniture back to its place and refinish the hardwood floor on the other rooms. As you can see,water based polyurethane can help and can save a buch of money. We have to say also that the water based is a little more expensive than the oil based polyurethane but in the end of all refinishing wood work it becomes a lot cheaper than have to move out all the furniture from your house or apartment and pay a storage to have all your furniture moved to there and moved back,also we can do a better price because we will not have to go to your flooring job for 3 or 4 days,we can do most of the wooden floor refinishing in 1 or 2 days. What to use,water based polyurethane or oil based?

Water-based polyurethanes provide a clear finish and have low odor. You can recoat them in two hours and clean your tools with water. If you start early enough in the day, you can apply the recommended four coats and sleep in the room that night.

Oil-based polyurethanes leave an amber glow and require fewer coats. But the five-hour wait between coats and 12-hour wait after the last coat will put a bedroom out of commission for a few days—and you’ll have to put up with a strong odor.

We’re installing tongue-and-groove maple flooring in our newly remodeled master bedroom. We love the natural look of the maple but want a finish that will protect it. Is water- or oil-based polyurethane better?

Both offer good protection; the biggest difference is in appearance. If you love the natural look of maple, apply a water-based (water-borne) polyurethane. They appear milky in the can, but go on clear and remain clear. They’ll slightly accent the character of your wood without giving it the amber tint of an oil-based poly. (However, some woods, like the oak shown, cry out for that amber tint.) Water-based finishes dry fast— most within two hours—so you can apply several coats in a day and use the room that night. They have minimal odor and clean up with water too.

But water-based polys have their tradeoffs. They cost twice as much as oil-based polys. They won’t give wood the rich glow that oil-based polys impart; some even consider them cold looking. When I applied waterborne poly recently, I found that it went on so clear I had to use a bottle cap to mark each 8-in. wide swath of finish as I went.

Most water-based polys contain only 30 to 35 percent solids, compared with the 45 to 50 percent solids in oil-based products. Since these solids create the protective finish, you need to apply four coats, as opposed to two or three. And you may need to apply additional coats every two years or so.

There’s debate over which finish is harder, but some experts maintain that hardness isn’t necessarily a good attribute of a floor finish. You want a finish that will flex along with the floor. And a super-hard finish shows scratches more readily.

You’ll prolong the protective life of any finish by eliminating its No. 1 enemies: dirt and grit. Sweep or vacuum the floor often and put throw rugs in high-traffic
